With an auction, a specific date and time are set for buyers to converge and participate at their levels. Sellers are not left to patiently (or impatiently) await a nibble on their property for weeks, months, or maybe longer. The listing plan, or waiting plan, guarantees that property maintenance, insurance and other aspects must be kept up.
Motivated sellers use the time after contract execution and prior to the auction to make the property ready and available for inspection. This is where potential bidders perform their own due diligence with their own inspections and satisfy themselves to what is being offered.
Once auction day arrives, interested bidders register to bid, qualifying that they adhere to the auction's terms and conditions. We work diligently to ensure that all possible bidders are all in and all done (whether they have made the final bid or not). In other words, we strive to make sure all minds are clear as to each person's decision to continue bidding or to stop. Once a property sells, our company handles all auction settlement and prepares for closing. We prefer to close real property on or before 30 days of the auction.
